Interesting course, near the ocean, with a lot of undulating and/or sloped fairways, some elevation changes, and with quite a few big elongated bunkers and undulating greens but, unfortunately, spoiled by the water, looking either too greyish, such as on the right dogleg par-5 1st hole (whose fairway is hugging the ocean) or too flat on quite a few holes. After the unusual but nice and straight par-4 2nd hole, with a downhill tee shot landing onto an undulating fairway, with big elongated bunkers framing it (and ending next to the elevated green), you will move on to the right dogleg par-4 3rd, downhill all the way, with a blind tee shot followed by another blind shot toward the green, surrounded by seven bunkers below. Unfortunately, the par-3 4th hole looks strange (as pointed by BladeRunnerZA below), with a tee shot over the ocean (but with a river, on the left, flowing down into the ocean) and a green, at the end of a peninsula. The left dogleg par-4 5th hole is nicer, with a downhill tee shot over some sand and palm trees allowing you to shorten the distance before hitting your approach to the green over a small river. The next two holes are worth mentioning too : the par-4 6th is a right dogleg with a downhill tee shot landing short of two small ponds, on both sides of the fairway, midway, and an uphill approach to the elevated green, whereas the par-5 7th is straight, with a fairway hugging the ocean (on the right) and a second shot over a big elongated bunker (on the left) and palm trees (on the right), partially hiding the green. On the back 9, the par-4 10th hole is pretty with a steeply-downhill tee shot landing past a huge elongated bunker across (and to the right of the fairway), and an elevated green, surrounded halfway by another elongated bunker... unlike the left dogleg par-4 11th and the right dogleg par-4 12th holes, where the lake and the small river are too flat ! You will then face the very short (less than 320 yards) par-4 13th hole, quite risky as it bends sharply to the right, with a narrow fairway (next to the ocean on the right) and the river running behind (on the left) and a very scenic rocky elevated green, before heading for the nice downhill par-3 14th, with palm trees on the left of the tee box and a shot over the ocean to reach the green. On the left dogleg par-5 15th hole, downhill all the way, you might be able to putt for an eagle after hitting your tee shot over a winding path and your approach over a serpentine creek (looking too flat !) to reach the narrow green (surrounded by trees) and follow with the straight and steeply-downhill par-4 16th, with a tee shot over a small elongated creek, diagonally across the fairway, midway, and a slightly-elevated green, with seven small bunkers in front. The last noteworthy hole is the scenic downhill par-3 17th, with an island green (but the ocean is, once again, too grey and flat behind). Overall, if the small mountains and the ocean, far away, look nice, this FNT Golf & Beach Club needs some work, with water looking too unnatural, at times, and the paths, too angular on a few holes, despite some imaginative holes, designed by IH Jimbo !

Got the course working, no problem, btw, got my first Ace in 08 on Hole 14. My problem with the course is the amount of lag I get at the end of each hole, clicked off 10-12 sec. then the say whatever it is you hit Par...etc...then there is another 10 -15 sec until the next tee off. Only have DLed this and Avenel for 08s, and Avenel has none of the time lags this one does. Which tells me the fault lies with the course, and I cant think of what it may be.
